Room Additions in Los Angeles

Sometimes you love your neighborhood but have outgrown the house. A new baby, a parent moving in or a home office that keeps taking over the dining table: these are the moments when moving starts to sound tempting. A room addition lets you stay put and grow the home you already have.

Tehran Construction & Remodeling designs and builds additions for homeowners across Los Angeles, from our base in Woodland Hills. If you're considering a room addition in Los Angeles, the first step is a free, no-obligation consultation to see what your lot and your house can handle.

Types of Room Additions

Bedroom and Bathroom Additions

An extra bedroom, often with its own bathroom, for a growing family or guests who stay a while.

Primary Suites

A quieter bedroom with a walk-in closet and private bath, set apart from the rest of the house.

Family Room and Kitchen Expansions

Push out a back wall to make room for a bigger kitchen, a dining area or a family room that opens to the yard. Pair it with our kitchen remodeling work.

Second-Story Additions

When the yard is small, building up can add space without giving up outdoor room. Second stories need careful structural review of the existing house.

Bump-Outs

A smaller extension of a single room, such as a breakfast nook or a larger bathroom.

Addition or ADU?

If the new space is meant for a separate household, with its own kitchen and entrance, an attached ADU may be the better path. Our ADU page explains the difference.

What's Included

  • Site visit, measurements and a look at the existing structure

  • Design, drawings and structural engineering

  • Permit application and plan-check corrections

  • Foundation, framing, roofing and tie-in to the existing house

  • Windows, doors, insulation and drywall

  • Electrical, plumbing and heating and cooling for the new space

  • Interior finishes matched to the rest of your home

  • City inspections through final sign-off

Permits and Zoning for Additions

In the City of Los Angeles, a room addition needs building permits and a plan review by LADBS before construction starts. A one-story addition to a single-family home is often reviewed through LADBS counter plan check, while larger or more complex projects may need a longer review.

Zoning rules for your lot, such as setbacks, height and how much floor area is allowed, shape what you can build, and hillside lots can have extra requirements. The work is inspected in stages during construction, ending with a final inspection. We check these early, and the city makes the final permit decision.

Pricing

Every addition is different, so we don't publish prices for this work. After the consultation, you'll get a free written estimate based on your lot, the size of the addition and the finishes you choose.

Our Process

1. Free, No-Obligation Consultation

We visit, look at the house and the lot, and talk through what you need the new space to do.

2. Design and Engineering

We design in-house or with trusted partner architects and engineers, so the addition is designed to blend with the rest of the house.

3. Permits

We file the plans, respond to plan-check comments and keep you updated until the permit is issued.

4. Build

Our team manages the foundation, framing, systems and finishes, with one point of contact throughout.

5. Final Inspection

We schedule each required inspection, finish any corrections and walk the new space with you.

Why Homeowners Choose Us

Room Addition FAQ

How much does a room addition cost in Los Angeles?

It depends on size, structure, site conditions and finishes. We provide a free written estimate after your consultation.

Do I need a permit for a room addition?

Yes. Additions in the City of Los Angeles require building permits and plan review, and the city makes the final permit decision.

Can I add a second story to my house?

Often, but it depends on your foundation, framing and zoning. We check these early, with an engineer.

Should I build an addition or an ADU?

If the space is part of your home, an addition usually fits. If it's for a separate household, consider an ADU.

Can I stay in my home during construction?

Many families do, because much of the work happens outside the existing walls. We'll plan the tie-in phase with you.
